Do I Need a Realtor to Buy a New Construction Home?

Do I Need a Realtor to Buy a New Construction Home?

You can buy a new construction home directly from a builder. But having a real estate agent represent you can make a meaningful difference in the decisions you make along the way.

Walking through a model home is exciting. You can picture the finishes, choose a floor plan, and imagine being the first person to live there. It can also feel simple: the builder has a sales representative ready to answer questions and help you get started. So why bring your own agent?

The key is who represents whom. The builder’s sales representative works for the builder. Their job is to sell the homes and available lots in that community. They can tell you about their builder’s plans, pricing, and options, but they are not there to compare every competing community or negotiate solely on your behalf. A buyer’s agent works with you and helps you evaluate the purchase from your perspective.

Compare More Than the Model Homes

Two homes with similar advertised prices may have very different standard features. One builder might include an item that another charges extra for. Lot premiums, appliance packages, flooring, landscaping, and other finishes can all affect your final cost.

I can help you compare communities, floor plans, included features, and upgrade prices so you understand what you are getting before you make a decision. We can also talk through which upgrades matter most to your lifestyle and future plans. No upgrade is guaranteed to add its full cost to a home’s resale value, so it helps to choose thoughtfully.

Ask the Right Questions Before You Sign

With new construction, the advertised base price is only the beginning of the conversation.

Questions to Ask the Builder

  • What is included in the base price?
  • Is there a lot premium?
  • How are design selections paid for?
  • What happens if the construction timeline changes?
  • What does the builder’s warranty cover?

The builder’s contract, deposit terms, deadlines, and incentives deserve a careful review. I can help you identify questions to raise, discuss possible negotiation points with the builder, and coordinate with your attorney, lender, and inspector when their expertise is needed. Incentives and terms vary, and no particular discount or concession is guaranteed.

Have Support While Your Home Is Being Built

Your questions do not end when you sign the contract. During construction, you may need to keep track of design choices, deadlines, progress updates, walkthroughs, and items that need attention before closing.

I stay involved throughout the process to help you:

✓Communicate with the builder

Keep conversations clear and make sure your questions get answered.

✓Document concerns and follow up

Track agreed items so nothing slips through before closing.

✓Plan an independent inspection

Where permitted by the contract. A newly built home still deserves a careful look.

✓Prepare for your final walkthrough

Go in knowing exactly what to check before you get the keys.

When Should You Contact an Agent?

Before your first visit to a model home is best. Some builders have rules about registering your agent on your first visit or before you begin discussing a purchase. Builder policies vary, so let’s check the requirements for any communities you want to tour.

Let’s Build Your Plan Before You Build Your Home

Buying new construction should be exciting, but you should understand the choices and commitments behind the beautiful model home. Whether you are comparing builders, choosing a lot, reviewing upgrades, or getting ready to sign, I would be happy to guide you through the process and represent your interests.
